The Canopies is part of Aldar's AED 6 Billion Yas Point masterplan: 6 residential buildings and 592 apartments within a 600,000 sqm wellness-inspired waterfront community, part of the wider 1,600-residence Yas Point destination with its own 700m beachfront promenade.
Robin's Take: Disney Abu Dhabi
One thing worth noting about this location: in May 2025, Disney and Miral announced Disney Abu Dhabi, a waterfront theme park resort on Yas Island. The exact site hasn't been officially confirmed, but public reporting points to the western part of Yas Island, near the E12 highway entrance, which puts it close to Yas Point. It's hard to say exactly what that will mean for prices here, but other Disney resorts offer some useful reference points. Home prices near Shanghai Disneyland rose by around 35% in the run-up to its 2016 opening, and Chuansha, just 3km from the park, saw prices climb roughly 162% over the build-out period, compared with about 101% across the city as a whole. In Orlando, homes near Walt Disney World tend to sell for 15 to 30% more than similar properties 45 minutes or further away, and the Kissimmee/Four Corners area has become one of the largest and steadiest short-term rental markets in the US, with a licensed 4-bedroom home typically earning US$45,000 to $75,000 a year at 65 to 75% occupancy. Some analysts are already factoring a similar effect into Yas Island: Forbes reported in August 2025 that apartment prices on the island could rise 30 to 35% by 2030, largely on the back of Disney Abu Dhabi, around the same time The Canopies is due for handover.
Robin's Take: Yas Island Comps
Aside from the Disney angle, Yas Island's existing waterfront apartment communities already show solid momentum on their own. Water's Edge, Aldar's other beachfront project a few kilometres down the coast, has appreciated 71% at Water's Edge - Precinct A and 65% at Water's Edge - Precinct B from launch to current ADREC-verified transactions. Ansam is up 46% (Phase 1) and 38% (The Golf Collection), and Mayan isn't far behind at 44%. The villa belt further inland has moved even more: Noya has gained as much as 94% since launch, and Yas Acres' The Cedars, the closest project to this site, is up 36%.
