1. Acceptance of Terms

By accessing and using Proprobin ("proprobin.com", "the Service", "we", "us", or "our"), you accept and agree to be bound by the terms and provisions of this agreement. These Terms and Conditions apply to all users of the service, including without limitation users who are browsers, visitors, registered users, and contributors of content.

2. Use License

Permission is granted to temporarily access Proprobin for personal, non-commercial transitory viewing only. This is the grant of a license, not a transfer of title, and under this license you may not:

• Modify or copy the materials
• Use the materials for any commercial purpose or for any public display (commercial or non-commercial)
• Attempt to decompile or reverse engineer any software contained on the website
• Remove any copyright or other proprietary notations from the materials
• Scrape, extract, or harvest data from our platform using automated tools

3. Platform Services

Proprobin provides AI-powered real estate intelligence for Abu Dhabi. Our platform includes the following services:

3.1 Market Pulse

Our real-time interactive map-based market dashboard provides live project tracking, pricing data, and market insights for Abu Dhabi real estate developments. Market Pulse is publicly accessible without an account. Data is sourced from official government records including the Abu Dhabi Real Estate Centre (ADREC) and dari.ae.

3.2 AI-Guided Virtual Tours

Proprobin offers immersive 3D virtual tours of Abu Dhabi island developments powered by Google Maps 3D and AI-generated audio commentary. Tours are publicly accessible and feature AI agent guides who narrate community highlights, lifestyle features, and development information. Virtual tours are provided for informational and promotional purposes only. Actual property conditions may vary from virtual representations.

3.3 Project Intelligence (Login Required)

AI-powered project analytics providing detailed insights into individual Abu Dhabi developments. Free features include key metrics per unit layout, a buyer's due-diligence checklist with AI-powered risk signals, price trend charts, sales volume analysis, and a recent transaction log. Within the transaction log, Price and Rate figures are visible for Apartment transactions; Price and Rate for other property types (Villa, Townhouse, Duplex, Penthouse) require an active Pro subscription. Pro features also include price predictions at handover, market position vs similar projects (peer comparison), and active property listings. This feature requires a registered account.

3.4 Trending Sales Dashboard (Login Required)

Real-time market analytics featuring transaction trends, price-per-square-foot analysis, district comparisons, and downloadable PDF market reports. Data is sourced from ADREC and dari.ae. Most features are free to all registered users; extended date ranges (60, 90, 180, and 365 days), the District filter, and the Layout filter require an active Pro subscription. Downloading the Trending Sales PDF report requires a registered account and costs Robin Coins (see Section 5) — this cost applies equally to all users regardless of Pro subscription status.

3.5 Sales Data Explorer (Login Required)

Comprehensive search and filtering capabilities for Abu Dhabi residential property transactions, including property type, district, developer, bedroom configuration, date, and price range filters. Price and Rate figures are visible to all registered users for Apartment transactions; Price and Rate for other property types (Villa, Townhouse, Duplex, Penthouse) require an active Pro subscription.

3.6 Investment Tracker (Login Required)

A personal portfolio tracker that lets users log their Abu Dhabi property investments and monitor performance over time, including CAGR, return on cash, and current market valuation. Pro users receive personalised AI price predictions for their portfolio holdings.

3.7 Robin Weekly Signals (Login Required)

Weekly AI-generated market intelligence reports delivered to registered users. Free signals include the weekly headline, district rankings, and top projects. Pro signals include off-plan/resale movers, velocity spikes, and trophy deals.

3.8 Valuation

An AI-powered instant property valuation tool that estimates a property's current market value from comparable ADREC transactions for a given project, unit type, layout, and size. The valuation landing page and report are viewable by anyone. Generating a valuation report and downloading it as a PDF each require a registered account and cost Robin Coins (see Section 5) — this cost applies equally to all users regardless of Pro subscription status.

3.9 Radar — District Price Index

A price index tracking how property prices move over time across Abu Dhabi, rebased to 100 at the earliest reliable data point, for Apartment, Townhouse, Villa, and Plot categories. The citywide Apartment overall index is free and accessible without an account. Full per-district drill-down by property type and layout, the other citywide categories (Townhouse, Villa, Plot), and downloadable PDF reports for that data require an active Pro subscription. District-level drill-down additionally requires a registered account.

4. Pro Subscription

Proprobin offers a paid Pro subscription that unlocks premium features across the platform. Pro features include price predictions at handover, market position vs similar projects, active listings within Project Intelligence, personalised portfolio predictions within Investment Tracker, off-plan/resale movers, velocity spikes, and trophy deals within Weekly Signals, full district-level drill-down and additional citywide categories within Radar, and Price/Rate visibility for non-Apartment property types within Sales Data Explorer and Project Intelligence's transaction log. Subscriptions are processed securely via Stripe. Details of current pricing, founding member rates, and billing terms are available on the Pricing page. Proprobin reserves the right to modify subscription pricing with reasonable notice to existing subscribers.

5. Robin Coins (Virtual Currency)

Robin Coins are Proprobin's in-platform virtual currency, redeemable for additional Pro subscription days or to generate and download Valuation reports and Trending Sales PDF reports (see Sections 3.4 and 3.8). Robin Coins can be earned by referring other users — both the referrer and the referred user receive Robin Coins once a referral code is applied — through other in-platform activities we may introduce from time to time, or purchased directly in packs. Purchases are processed securely via Stripe. Pack sizes, prices, and any discount for larger packs follow rates we set in our payment processor and can change at any time without notice, so the price you see at checkout is the price charged. Regardless of how they were acquired, Robin Coins:

• Have no cash value and cannot be redeemed for cash, exchanged for money, or transferred between accounts
• Are non-refundable once credited to your account, except where required by applicable law
• Are awarded, priced, and sold at rates we determine and may change at any time without notice
• May expire, be forfeited, or be revoked if your account is closed, suspended, or found to violate these Terms
• Do not constitute a deposit, security, or financial instrument of any kind

We reserve the right to modify, suspend, or discontinue the Robin Coins program, including the purchase option, at any time.

6. AI-Generated Content

Proprobin uses artificial intelligence to generate market insights, tour commentary, and analytical reports. While we strive for accuracy:

• AI-generated content is for informational purposes only and should not be considered professional real estate advice
• We make no warranties about the completeness, reliability, or accuracy of AI-generated information
• Any reliance you place on AI-generated content is strictly at your own risk
• AI commentary in virtual tours represents general community information and may not reflect current conditions

7. PDF Reports and Downloadable Content

Proprobin offers downloadable PDF market reports generated from our analytics platform. These reports:

• Are generated based on data available at the time of download
• Are intended for personal use and reference only
• Should not be redistributed, resold, or used for commercial purposes without written permission
• May contain data sourced from third-party providers including ADREC and dari.ae

Proprobin is not responsible for decisions made based on information contained in downloaded reports.

8. User Accounts and Authentication

Certain features of Proprobin require a registered account. Authentication is provided exclusively through Google OAuth. By creating an account, you agree to:

• Provide accurate and complete information
• Maintain the security of your account
• Notify us immediately of any unauthorized use of your account
• Accept responsibility for all activities that occur under your account

Phone verification via SMS is required to complete your account profile.

9. Real Estate Information Disclaimer

Property information, prices, availability, and market data displayed on our platform are subject to change without notice. Proprobin is not a licensed real estate agent, broker, or brokerage and does not facilitate, negotiate, or advise on property transactions. The term "AI agent" as used on this platform (e.g. the AI agent guides narrating our Virtual Tours) refers to an artificial intelligence software tool and does not imply any licensed agency relationship. All information is provided for research and informational purposes only and does not constitute professional real estate, financial, or investment advice. All real estate transactions should be verified with appropriate licensed real estate professionals and legal advisors.

10. Data Sources and Third-Party Content

Proprobin aggregates and presents data from various sources including:

• Abu Dhabi Real Estate Centre (ADREC) — Official government transaction records and market data
• dari.ae — The official Abu Dhabi government real estate portal
• Google Maps Platform — 3D mapping and geolocation for virtual tours and market visualization
• Developer and project information from public sources

We do not guarantee the accuracy, completeness, or timeliness of third-party data. Users should independently verify any information before making decisions.

11. Prohibited Uses

You may not use our service:

• For any unlawful purpose or to solicit others to unlawful acts
• To violate any international, federal, or UAE regulations, rules, or laws
• To infringe upon or violate our intellectual property rights or the intellectual property rights of others
• To harass, abuse, insult, harm, defame, slander, disparage, intimidate, or discriminate
• To submit false or misleading information
• To upload or transmit viruses or any other type of malicious code
• To scrape, extract, or harvest data from our platform for commercial purposes
• To redistribute or resell market data, reports, analytics, or tour content without authorization
• To attempt to bypass rate limiting, bot protection, or access controls

12. Intellectual Property

All content on Proprobin, including but not limited to the robin mascot, brand identity, AI agent characters, virtual tour commentary, market analytics interfaces, and generated reports, is the intellectual property of Proprobin and is protected by applicable copyright and trademark laws. The Proprobin name, logo, and robin mascot are trademarks of the company.

13. Disclaimer of Warranties

The information on this website, including market analytics, transaction data, AI-generated insights, and virtual tour content, is provided on an "as is" basis. To the fullest extent permitted by law, Proprobin:

• Excludes all representations and warranties relating to this website and its contents
• Excludes all liability for damages arising out of or in connection with your use of this website
• Makes no warranties regarding the accuracy of market predictions, price trends, or investment outcomes
• Does not guarantee uninterrupted or error-free service availability

14. Limitation of Liability

In no event shall Proprobin or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption) arising out of the use or inability to use the materials on Proprobin's website, even if Proprobin or an authorized representative has been notified orally or in writing of the possibility of such damage.

15. Accuracy of Materials

The materials appearing on Proprobin, including market data, transaction records, AI-generated analytics, and virtual tour content, could include technical, typographical, or data processing errors. Proprobin does not warrant that any of the materials on its website are accurate, complete, or current. Proprobin may make changes to the materials contained on its website at any time without notice.

18. Governing Law

These terms and conditions are governed by and construed in accordance with the laws of the United Arab Emirates, specifically the Emirate of Abu Dhabi, and you irrevocably submit to the exclusive jurisdiction of the courts in that jurisdiction.
