An established community, not a new address

This is the next phase of Al Ghadeer, which Aldar has been building for years and already has residents, roads, and mature landscaping. That matters more than it sounds. Buying into a phase of a community that is already functioning removes the biggest unknown in off-plan: whether the neighbourhood around your unit ever materialises. Al Ghadeer British School, part of Aldar Education, already sits within the wider community.

The location is a deliberate bet on the corridor

Al Ghadeer Parks sits in Seih Al Sedeirah, on the Abu Dhabi to Dubai axis rather than inside either city. Al Maktoum International is 16 minutes away, and Dubai South is on the doorstep. Zayed International is 30 minutes away, Abu Dhabi around 30 to 40 minutes, Dubai around 45 minutes. Read that honestly: this is not a short commute into either downtown. It suits buyers whose work or life already sits along the corridor, or who are positioning ahead of the southward growth around Al Maktoum. For anyone commuting daily to Abu Dhabi Island, there are closer options.

What is being built

453 homes in total, split into two neighbourhoods, Parks 1 and Parks 2. The mix is two- and three-bedroom townhouses plus four-bedroom villas, with corner, mid and Type A variants across both neighbourhoods. Villas are offered with and without a private pool. Layouts are open-plan across the ground and first floors, opening onto private gardens and shaded terraces, and buyers can choose between a light and a dark interior scheme.

Amenities are neighbourhood-scale, not resort-scale

A community centre, swimming pool, splash pad, play areas, a multi-sports court, events lawn, desert stargazing lawns, shaded walkways and pedestrian-priority streets. No marina, no golf, no branded hotel operator. What is here is the everyday infrastructure that makes a family community work, and the pedestrian-first street design is the detail most likely to be felt daily.

The timeline is the thing to sit with

Estimated handover is Q2 2031, which is close to five years out. The payment plan is 55/45 with 5% on booking, so 45% falls due at completion. Buyers should plan around the length of that runway and around the size of the final instalment rather than the entry deposit. Prices start at AED 1.9M for a two-bedroom townhouse, AED 2.3M for a three-bedroom, and AED 3.3M for a four-bedroom villa, and starting prices apply to entry units rather than the full range.
