Sei Saadiyat

A Cultural District address, measured in metres

Sei sits inside the Saadiyat Cultural District rather than on the beach side of the island. The proximity is unusually tight: Abrahamic Family House 1 km, Manarat Al Saadiyat 1.2 km, Zayed National Museum 1.3 km, Berklee Abu Dhabi 1.4 km, Natural History Museum 1.5 km, teamLab Phenomena 1.6 km, Louvre Abu Dhabi 1.7 km, Saadiyat Grove 2 km and the Guggenheim site 2.3 km. Abu Dhabi city centre, the Corniche and Al Reem Island are each around twelve minutes, Zayed International twenty five.

Six buildings, four released

The scheme is six residential buildings holding 778 homes. Four are now on sale, Sei Three, Four, Five and Six, and between them they carry 513 residences. The remaining two buildings, and the balance of 265 homes, have not been released. That matters for anyone weighing whether to commit now or wait, because the later release will price against whatever the market looks like then.

Each building holds a different mix, so the building matters as much as the layout

Sei Three is the smallest at 70 homes and the only one offering all four configurations in small numbers, including just five three-bedrooms. Sei Four holds 129 and offers no three-bedroom at all, but has the largest share of two-bedroom with maid at seventeen. Sei Five holds 147 with fourteen three-bedrooms. Sei Six is the largest at 167 and has no two-bedroom with maid, but the deepest two-bedroom count at 58 and seventeen three-bedrooms. Buyers with a fixed requirement should start from the building rather than the floorplate.

The inventory is weighted heavily to one-beds

Across the four released buildings, there are 306 one-bedrooms, 140 two-bedrooms, 31 two-bedrooms with maid and 36 three-bedrooms, plus 22 duplexes distributed among them. One-bedrooms are close to sixty per cent of what is available. Anyone buying a larger layout is buying into scarcity within the scheme; anyone buying a one-bedroom should understand how many comparable units sit alongside theirs.

Wellbeing is the organising idea, and the specifics back it up

Three mind and body studios including aerial yoga, hot and cold baths, a spa with sauna and treatment room, a zen garden with serenity pool, rooftop pools, padel-free but sports courts, co-working, cinema rooms, a pets park, and a specialist wellbeing clinic on site. The clinic is the one to ask about, since its operator and scope will decide whether it is a facility or a signboard. The naming carries the same intent: Sei and Kanso are both drawn from Japanese aesthetics, stillness and simplicity through removal.

The terms

Prices open at AED 2.95M. The plan is 50/50 with 5% on booking, so half the price falls due at completion. Estimated handover is Q4 2030.
