The Name Behind the Building

The Bristol brand traces back to a hotel that opened in Belgrade in 1912 — Eagle Hills is bringing that heritage hospitality name into a residential setting here, built around what its own materials call "The Bristol Signature," a set of four brand pillars underpinning the design and service concept. It's worth being clear-eyed about this: this is a licensed/branded-residence model, not a hotel-operated address in the Address or St. Regis sense — the brochure doesn't specify an operating partner or hotel-management structure for day-to-day residential services, so buyers should confirm exactly what "branded" includes before assuming resort-style servicing.

The Island Itself

Ramhan Island, per the masterplan brochure, spans 6.5 million sqm of total development area on 3.6 million sqm of development land, with 2.8 million sqm of waterbodies threaded through it. Alongside The Bristol's 125 branded apartments, the wider island program includes 1,234 standalone villas and 1,126 marina apartments, a marina with 150+ boat berths, and a retail promenade. There's a dedicated Ramhan Marina and Yacht Club with private berths, described in the brochure as giving residents "life by the sea" from a different vantage point than the beachfront homes.

Getting Around

Both brochures agree on this: 15 minutes to Abu Dhabi International Airport, and 15 minutes to the Sheikh Zayed Grand Mosque. That's a materially better position than a lot of far-flung island developments in the region — Ramhan isn't remote, it's simply private.

The Bristol offers a full spread across 1, 2, 3, and 4-bedroom layouts — nineteen distinct floor plan types in total per the brochure's layout pages, each with its own sellable, balcony, and total gross area figures in square metres.

Specification

The brochure includes a full specification page covering materials by room — this is present in the official document, which is a good sign for a project still pre-launch on pricing; it suggests finishes have been locked down even where commercial terms haven't.
