The WADI

The short version:

A large, master-planned waterfront community on Yas Canal, built around water, greenery and walkable promenades, from a developer team that manages it beyond handover. If you want canal living a few minutes from everything Yas Island offers, it belongs on your shortlist.

Who is behind it

The WADI is developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. Reportage runs the project end to end: development, delivery and long-term management. That last part matters more than most buyers realise. The developer that hands over the keys stays responsible for how the community is run.

It is a serious undertaking: around 140,700 sqm of land, an estimated AED 6 billion investment, about 3,950 homes and a planned hotel within the master plan.

The setting

The project sits on Yas Canal, between Al Raha Beach and Yas Island, close to established neighbourhoods such as Al Zeina and Al Muneera. Zayed International Airport is about five minutes away by car, and central Abu Dhabi is about 23 minutes. You get the quiet of a canal-side community with Yas Island's retail, dining and entertainment on your doorstep.

The design takes its cue from water moving through a valley. Expect soft, organic building lines, layered green terraces running down the façades, natural-toned exteriors, and ponds and water features running through the shared landscape.

The homes

The range runs from studios to one-, two-, three- and four-bedroom apartments, plus townhouses for buyers who want a more private format within the wider community. Apartments are planned with efficient layouts, defined kitchens and balconies facing the canal and landscape. Select townhouses add a private gym, spa and roof terrace.
