A villa district, not a villa project
Wadeem Gardens comprises three gated clusters within the wider Wadeem precinct on Hudayriyat, which Modon has been building out in phases. Buyers choose between Contemporary Arabic and Modernist façades, with varied internal layouts behind each. That choice matters more than it sounds in a large villa release, because it is what stops a street of four hundred homes from reading as one repeated elevation.
Three sizes, and the plots are generous
The 4-bedroom is 430 sqm on a 532 sqm plot from AED 8.7M, the 5-bedroom 510 sqm on 630 sqm from AED 10.2M, and the 6-bedroom 591 sqm on 720 sqm from AED 11.6M. Built area to plot runs a little over 80 per cent across all three, so gardens are modest relative to the house. Anyone picturing a large private garden should look at the plot layouts before committing.
The payment plan is the thing to understand properly
It is structured 25/75. Five per cent is due on reservation, then five per cent at months 8, 14, 20, and 48, which lands as June 2027, December 2027, June 2028, and October 2030. The remaining 75 per cent is due in month 54 (April 2031) and is subject to off-plan mortgage approval. So a buyer pays a quarter of the price over four and a half years, and three quarters in a single instalment at the end. UAE nationals receive a non-transferable five per cent rebate from Modon.
That structure is unusually light during construction and unusually heavy at the finish. It is attractive if a mortgage is approved and the property completes as planned. It leaves very little room if either does not. Buyers should treat the mortgage approval as the central condition of the purchase rather than a formality, and should establish in writing what happens to the instalments already paid if approval is refused at the end.
Amenities are precinct-scale
A 2.3 km spine, a multi-purpose arena, six clubhouses, an office park, healthcare centres, a waterfront promenade, retail and dining, two international schools and cinemas. This is district infrastructure rather than a compound amenity list, and on Hudayriyat that is credible, because Modon has already delivered schools, beaches and sports facilities across the island rather than promising them.
Connectivity
The island connects to the mainland by tunnel. Zayed International is fifteen minutes, ADGM twenty, the Louvre twenty-three, and the Yas Island theme park district twenty-five.
