The Community
Aldar is opening sales on Yas Riva Reserve on September 26, 2026 — a 292-villa waterfront community on Yas Island's northeast waterfront, directly across from the original Yas Riva. Forty-five of the villas sit on the canal itself, with private pontoon options for residents who want to dock a boat behind the house. Villas come in 4, 5, and 6-bedroom layouts, and a new bridge gives the community its own direct entry point onto Yas Island. Reported starting prices vary by outlet — Dh7.9 million to AED 8.5 million — so treat that as a range until Aldar's sales team confirms the exact figure at launch.
Why Demand Isn't the Question
Track record matters here more than most launches. The original Yas Riva — 151 villas on the same stretch — sold out in 24 hours in September 2024, generating Dh1.4 billion. That's not an isolated case: Aldar's Orchids townhouses at Yas Acres sold out for over Dh680 million this past June, and The Canopies at Yas Point generated Dh1.5 billion at its July launch. Whatever else is true about Yas Riva Reserve, buyer demand for Aldar's recent Yas Island launches has not been the risk.
What's Coming to the Island
The wider island is also getting genuinely bigger catalysts, not vague "upcoming" ones. Sphere Abu Dhabi — a $1.7 billion venue — is targeting completion in 2029. Warner Bros. World's three new Harry Potter–themed lands, officially unveiled just this month, are also aiming for a 2029 opening. Etihad Park has just been rebranded Etihad Live ahead of a major 2027 revamp. Miral also confirmed in September 2026 that it's investing over AED 12 billion in Yas Island's tourism and entertainment infrastructure over the next five years. Disneyland Abu Dhabi is part of the long-term picture too, but there's no confirmed opening date yet — Disney's own leadership has only said the build could run four to six years once design is finalised, which points to sometime between 2030 and 2033, not a fixed date.
Getting Around
The Abu Dhabi Tram (Line 4) is planned to link Yas Island directly to Zayed International Airport, and the island sits on Abu Dhabi's 109km cycling Loop as part of the emirate's "Bike City" push.

Clubhouse, pool, gym, children's play areas, padel and sports courts, retail space, a mosque, and linear parks with pocket gardens.
