APREX and Pulse
come to Dubai.
Every Dubai project on one live map and its own page, and every sale measured against what buyers paid at launch. Built on Dubai Land Department records since 2019.
All of Dubai on one map. Zoom out and projects gather into their areas; zoom in and they split into buildings. Bubbles pulse where homes sold this month. Colour the map by sales activity, handover timeline or price change, and open any project for its sales, prices and outlook.
Our pricing engine now reads Dubai. Each sale is marked against its launch price, each project shows how its prices have moved since launch, and projects still being built get a projected price at handover, with a likely range.
Each project with sales now has its own page at a readable address: prices, recent sales by building, unit mix and its DLD status, with the latest construction progress and site photos from DLD inspections. APREX shows each building and bedroom type on its own, with the figures behind it. Search any project from the Dubai projects page, the same way as in Abu Dhabi.
Filter every Dubai sale by handover, from long-delivered to four years out. Open any sale for its project, map, launch comparison and APREX figures, with the full working one tap away. Share it as a link, or as a branded PDF for your client that carries the same working.
Built only on what buyers actually paid.
Pulse: the whole market on one map
Every Dubai project is placed on the map. Zoomed out, nearby projects gather into area bubbles; zoom in and they split into individual buildings. Bubbles pulse where homes sold recently, so the busiest parts of the city stand out at a glance.
Appreciation: today against launch
APREX compares like with like: homes in the same building, of the same type, bedrooms and size. Price change is what those homes sell for now against what buyers paid in their first months of sales, and those launch months are set for each building and bedroom type, not for the project as a whole. A figure only appears two years after launch, as early sales mostly follow the developer's price list, and once the price is backed by repeated sales since launch. Confidence follows the same rules as in Abu Dhabi: the fewer sales since launch, the lower it reads. If a project launched before our records begin, its sales are compared with its first sales on record, and labelled with that month, never "since launch".
Projection: the price at handover
For projects still being built, APREX starts from what homes of that size typically sell for today, not from any single sale. It then looks at comparable projects nearby that have recently handed over, or are about to, and how their prices moved on the way. When handover is still far off, it takes a more cautious pace than they had. The likely range comes from checking past estimates against what buyers actually paid at handover, so it allows for prices falling as well as rising. When the evidence is thin, such as a building still in its launch phase, the projection says so plainly.
One figure per project
Results are worked out for each building, type and size, then combined into one project figure that leans on the groups with the most sales behind them. So the project figure reflects where most of the trading actually happens.
The working, shown
Every APREX figure, on a sale or on a project page, opens to its working: the launch and recent prices behind it, today's typical price, the pace to handover, the projects it follows, and why a figure is missing when there isn't one. Figures first, in a few short lines, so a surprising number is easy to check.
Dubai Pulse and project pages are open to everyone, with DLD status and construction progress. A sale PDF is one Robin Coin, and the All Sales CSV export is part of Pro. Ask Robin answers Dubai questions in Claude, ChatGPT and Grok.
Dubai's records don't say who sold, so we built APREX to say exactly what it measures and nothing more. A number you can trust beats a bigger one you can't.
